设计还原应该属于我们团队内部术语,就是施工按照设计图纸在不做修改和调整的情况下,一摸一样的做出来。而且我们指的设计图纸是正式出图那一稿图纸,后期问题暴露了,调整后的图纸再实现出来都不算设计还原。

第一条 建筑条件图
建筑条件图要以竣工图为准,原建筑设计院的图纸可能在土建过程中有调整。展开室内方案设计的建筑条件图必须要有建筑平面图、立面图、剖面图。展开室内设计施工图的建筑条件图基本上需要室内设计范围内的所有建筑图,除建筑平面图、立面图、剖面图以外,还需要结构图、设备图(水、电、暖、智能化)图纸。

第三条 方案设计
2.1 平面方案设计要研究交通动线,不合理方案设计后期被调整的可能性就会大,尽量做到合理,避免方案修改。尽量避免方案设计和原建筑设施冲突,比如电梯、消防楼梯、设备竖井等障碍因素。同时要考虑国家规范,特别是消防规范。不单是为了审批和验收通过,室内设计对安全使用建筑,保障使用人在建筑内的安全负有重要使命。有些业主可能不清楚国家规范,我们作为专业设计团队必须及时提出,加以引导,让业主做出正确的选择。

第四条 材料封样
方案设计师对材料封样一定要按照效果图来,因为我们的方案设计是通过效果图呈现给业主的,业主一旦确认不能轻易更改。绝对不允许材料封样的时候进行二次发挥,设计的时候是什么样,封样就什么样。

颜色特别重要,保障颜色还原是红线,不管什么情况都不能碰红线。当然封样的时候需要考虑效果图中已经有暖光罩色上去的因素,相应地把颜色中的黄色稍减。

质感作为设计方要根据项目的预算情况来,确保项目顺利施展下去。预算没有限制的项目,我们可以要求材质高档一些,这样对我们的设计效果、品质、档次有帮助。但是遇到预算需要控制的项目,材质可以有所放松,比如原设计是大理石,控制成本后可以改成仿大理石的砖,如果成本还控制不了,那就变成普通抛光砖。但是绝对不允许跨类型替换,如大理石换成涂料、墙纸、木头等。

材料封样上面需要注明供应商联系人、电话、品牌等信息,方便预算询价和控制成本。材料的确认一般是甲方定牌,提供三个以上品质接近的品牌供设计方选择;设计方根据设计方案定样,确认品牌型号规格等信息;施工方定价,定具体供应商,负责采购。

第五条 设计成果提交
